Did you know you don’t need to water flowers?

Well not exactly.
Growing up I spent a lot of time with my grandmother in her garden in the summer. And I remember distinctly the time she told me to stop watering the flowers. Because I was watering the petals and not enough was getting to the soil. She taught me you have to water the soil so the roots get the water.

This makes me think today, what am I watering just for show? What does my body mind and soul actually need?
The beautiful blooms I love don’t come from pouring water on them but the work put in to the soil before.

You’ve found the dream home....so now for the "how do I pay for it" part! 🏡✨

It’s totally normal to feel a little overwhelmed by the world of borrowing, but that’s exactly what I’m here for.

Responsible borrowing isn't just about getting a loan; it's about getting the right loan for your future. Here are 3 quick tips to keep you savvy:

1. Ask ALL the questions. 🙋‍♀️
Don’t feel pressured to rush. Researching your options now saves you from "loan-regret" later. Your loan officer should answer EVERY question, even if you ask it more than once.

2. Don't max out your budget. 💸
No one wants to be house poor. Just because you can qualify for it, doesn't make it a comfortable payment. Especially when property taxes and homeowners insurance tends to increase over time.

3. Look at the more than just the RATE and monthly payment. 📊
Instead of just looking at the monthly payment, ask for the total amount you’ll repay over the life of the loan. It's a lifelong investment, but it's not a cheap one. Sometimes a shorter term means higher monthly payments but way less interest paid in the long run!

Buying a home is a huge milestone, and you don't have to navigate the fine print alone. Have a question about how much you should comfortably borrow? Drop a comment below or send me a DM—I’d love to help! 😊

Stop waiting for a "perfect" market. It doesn't exist. 🛑

We’re not in a rate crisis… we’re in a rate comparison trap. 😅

Let’s look at the facts:
📅 1981: Mortgage rates hit 18%. (Yes, really.)
📅 Today: We’re seeing rates around 6.3%.

And yet, in 1981, people still bought homes, built equity, and moved their lives forward. Why? Because rates don’t stop people—uncertainty does.

Clarity comes from a solid plan tailored to your goals, not the scary headlines you see in your feed. Don't wait for things you can't control to pursue the life you want.

Strategize WITH the market, not against it. 📈

DM me "STRATEGY" if you’re ready to build a plan that actually works for 2026. 📩

Would you take the money or the time?

Option 1: You’re making $250K/year 💸… but you’re grinding 7 days a week, every week. No vacations. No real weekends. Just work, sleep, repeat.

Option 2: You earn $80k/year… but you’ve got your weekends, your evenings, AND 4 weeks off every year to travel, chill, and actually live.

Which one are you choosing 👇

Thinking about refinancing your home but not sure when the timing’s right? 🤔 Let’s break it down!

The best time to refinance could be when:

✔️ interest rates drop lower than your current rate

✔️ You’ve built up enough equity

✔️ Your credit score has seen some sunny days

It’s all about catching the moment when you can save the most or switch up your loan for better terms. Whether it’s to lower your monthly payments, cash out on equity, or shave years off your loan, timing is everything. Only refinance when you're in the place to be better off!

In 2026, you buy a home for $300,000. Nothing flashy. Just the right place, in the right neighborhood.⁣

The years go by…⁣

You host birthday parties, hang holiday lights, maybe even paint the kitchen (twice).⁣

By 2035, that same home? It’s now worth $440,000.⁣

By 2045, it’s sitting at over $657,000.⁣

And by 2055? You’re looking at nearly $1 MILLION.⁣

You didn’t time the stock market.

You didn’t buy crypto.

You just bought a home—and let time do its thing.⁣⁣

That’s the power of real estate, it's not just where you live, but a method of wealth building available to anyone.

You ever get the feeling banks are keeping secrets from you? 👀

Because… they kinda are.

Like the fact that you don’t need 20% down.

Or that you can buy with less-than-perfect credit.

Or that there are ways to get help with your down payment that they rarely bring up.

This post? It’s the stuff they don’t print on brochures.

Today is Indigenous People’s Day.

I work most bank holidays so sometimes I forget holidays like this. But it’s important. It’s important for us to remember our history. Whether we work on these days or not. The day off is to remind us.

This holiday used to have another name. The changing of it did not change our history. But as we learn and grow we ought to reflect back on our history because not every decision we as a country or individuals was the best. And we MUST learn from our mistakes or we are destined to repeat them.

For our anniversary in Victoria, BC, Canada we stopped by the Art Gallery and got to view the Bloodline exhibit by

The exhibit was so beautiful and called to reflection. This Poem was among the exhibit and cause me to stop. Personally I’m biased to the art of words rather than visual but find both so meaningful for our world.
In Canada, we learned the use the term First Nations. Which I think captures something beautiful.

I invite each of you who see this post to make a moment to pause today and remember the people who first dwelled on this land. If you pray, pray with me for gratitude that they were kind and gentle spirits to this land and for forgiveness for our part in their undoing. Heal this land and all people who dwell among it.

We cannot change the past, but can learn from our mistakes and come together for a more beautiful future.

and thank you for sharing this beautiful history and culture with us.
