The return of 4% mortgage rates is upon us.

The average rate on a 30-year fixed-rate mortgage was 4.16% as of the week ending March 17, up 31 basis points from the previous week, Freddie Mac FMCC, -2.26% reported Thursday. One basis point is equal to one hundredth of a percentage point, or 1% of 1%.

It’s the first time that mortgage rates have surpassed 4% since May 2019, and it represents the highest level for mortgage rates since April of that year.

With round-the-clock bad news sparking fears of another looming recession, overwhelming uncertainty can lead to bad decision making.

Zooming out, there are still many more buyers than there are homes available for sale. Builders can’t put them up fast enough to meet demand.

During the run-up to the Great Recession, the problem was the opposite, with a glut of new homes. That could mean that prices will continue hitting record heights.

“There are enough people still looking to buy a home today that unless inventory changes substantially, prices are still going to rise at a high single-digit, low double-digit pace,” says Zonda’s Wolf.

In today’s market, we can help. Every situation matters. Whether you are purchasing, refinancing, consolidating, or improving, we have a solution tailored to fit your need.

Don’t wait. Act NOW.

Opportunity Zones are defined in the Tax Act legislation as census tracts in or alongside low-income neighborhoods that meet various criteria for redevelopment in all 50 states, the District of Columbia and U.S. territories. Census tracts, as defined by the U.S. Census Bureau, cover areas that have 1,200 to 8,000 residents, with an average of about 4,000 people.

Prices inside Opportunity Zones kept growing during the fourth quarter of 2021 as a decade-long price boom in the United States continued to spread through every part of the country, including lower-income communities.

The trend persisted both because of and in spite of the pandemic as a surge of buyers continued chasing a tight supply of homes for sale. The buying glut has propelled the market amid a combination of historically low mortgage rates and a desire of many households to trade life in congested areas, often in apartment buildings, for the relative safety and larger space for work-at-home lifestyles offered by houses or condominiums.

WILL RATES CONTINUE TO RISE ?

A looming question remains in today’s financial market. Consumers are concerned about what’s next.

Taylor Marr, Redfin deputy chief economist, predicts rates will rise.

“Rates are volatile and uncertain right now, but there is a significantly higher probability that rates will still increase through February rather than decrease, albeit only slightly. Meaning, there is more risk that mortgage rates will continue slowly rising vs falling.

I expect that the mortgage rate growth in January was reflective of investors adjusting to several factors. Examples are clarity over Omicron’s economic impact (which was uncertain through December), and increased certainty over the Fed tightening monetary policy to tame inflation. “

Consumers are proactively pursuing their options to purchase or refinance. Let’s discuss your goals.

🔐As a home buyer, the home inspection is your last chance to uncover defects with the house – and potentially get the seller to pay for them – before sealing the deal.

🛠As a seller, you want to know what the inspector will look for so you can be prepared for their visit and help everything go as smoothly as possible.

🙇Don’t be concerned with the number of defects listed on your report – many will be so minor you won’t bother fixing them.

⚠️Instead, pay attention to the severity of the home’s issues. Some problems can be deal–breakers.

📞If serious problems turns up, talk to your home inspector and real estate agent about your best ways forward.

Let’s make your home buying experience a simple one.
