Self-Employed Borrower? Yes, You Can Still Buy a Home.

One of the biggest misconceptions I hear is that self-employed borrowers need some exotic loan product with sky-high interest rates to qualify for a mortgage. In most cases, that's simply not true.

If you're self-employed, the key is documentation. Lenders will typically review your business and personal tax returns to determine your qualifying income, and in some cases may request additional documentation such as a profit and loss statement or business bank statements.

The rest of the process is often very similar to a W-2 borrower. Credit score, down payment, assets, debt-to-income ratio, and overall financial picture still matter.

Whether you're a contractor, business owner, real estate agent, consultant, or freelancer, homeownership may be more achievable than you think.

Today’s reminder: you may be closer to buying a home than you think.

There’s so much bad information floating around online that keeps people stuck on the sidelines. You do not always need 20% down. You do not need perfect credit. And despite what the headlines and comment sections say every other week, waiting around for 2% interest rates again may not be the best strategy for your future.

Meanwhile, here in the Lowcountry, home values have continued to increase year after year. The longer you wait, the more that future monthly payment can grow as prices continue to rise.

You know you’re better looking than who they’re with now. You’re making more money. Your credit score is climbing. So why not do one more thing that’ll really make them lose their mind? Buy a house!

Meanwhile, they’re still renting and dumping money into a lifted golf cart to impress people they don’t even like.

You? You’ve been saving money, buying tires at Gerald’s, keeping your debt low, and getting that credit score into the upper 700s. Now it’s time to pull the trigger on that 4 bed, 3 bath home with a fenced backyard so your lab can run his little butt off.

That’s called growth.
