🤔 WHAT WOULD YOU DO?

Imagine you've found a house in the Charleston area that checks most of your boxes.

✅ You love the location.
✅ The home fits your needs.
✅ You've saved for the down payment.

But there's one concern: the monthly payment is a little higher than you originally hoped.

Do you:

A) Buy now because you're worried prices might rise?

B) Wait and hope interest rates come down?

C) Take another look at your financing options and budget before deciding?

Here's my perspective: There's no universal right answer.

Sometimes adjusting the price range, comparing loan options or negotiating allowable seller-paid closing costs can change the conversation.

Other times, waiting and building more financial breathing room makes the most sense.

The important thing is making an informed decision rather than guessing where the market is headed.

👇 Which option would you choose: A, B or C?

🏡 Buy now and deal with today's mortgage rates… or wait and hope homes don't become even more expensive?

It's a question a lot of homebuyers are wrestling with.

Buy now, and you might worry about stretching your monthly budget.

Wait for lower rates, and you might worry that home prices will move further out of reach.

Here's something worth remembering:

You don't have to make a decision based on fear of missing out.

The right time to buy isn't necessarily when rates are lowest. It's when the home, the financing and the monthly payment make sense for YOUR situation.

Sometimes buying makes sense. Sometimes waiting is the smarter move.

My job isn't to convince you it's time to buy. It's to help you understand your options so you can make a decision with confidence.

💬 Are you leaning toward buying or waiting?

🏡 MORTGAGE TIP MONDAY
💡 Don't Forget About Closing Costs!

When saving for a home, most buyers focus on the down payment. But there's another important piece of the puzzle: closing costs!

Closing costs may include:
✅ Appraisal fees
✅ Title services and lender fees
✅ Prepaid homeowners insurance
✅ Property taxes and escrow deposits

Here's something many homebuyers don't realize: Depending on the loan program and purchase contract, there may be options to help manage these expenses, including seller-paid closing costs or eligible assistance programs.

The takeaway? You don't necessarily need to have every dollar figured out before starting the conversation.

Whether you're buying your first home or making your next move here in the Lowcountry, understanding the full picture can help you plan with confidence.

Have questions about what buying a home might look like for you? I'm always happy to talk through the possibilities.

Charleston / Lowcountry Local 🌴🏡

There’s more than one way to find “home” in Charleston.

Maybe it’s a character-filled first home in West Ashley. A little more room to grow in Summerville. A modern place closer to work in North Charleston. Or simply a special spot in the Lowcountry that finally feels like yours.

Wherever you’re looking, before you fall in love with a house, it's vital to have a clear understanding of the financing.

What could your truly comfortable monthly payment look like? What are the realistic upfront costs for down payment and closing? Are there specific loan programs or down payment assistance options that could make a difference for you?

These are the exact conversations I am always happy to have — even if buying a home is still a ways down the road for you. Let's make a plan together.

📍 Proudly serving Charleston, the Tri-County area and homebuyers throughout South Carolina.

🏡 Does checking my mortgage credit hurt my score?

It depends on how your credit is checked.

A soft credit check generally does not affect your credit score. Soft inquiries can sometimes be used during a preliminary review to help get a better picture of your credit without a hard inquiry.

A hard credit inquiry, which may be required as you move forward with a mortgage application, can affect your score. The impact varies based on your individual credit profile and the scoring model.

And if you’re shopping for a mortgage, credit scoring models generally recognize that. Qualifying mortgage inquiries made within an applicable rate-shopping window are typically treated as one event for scoring purposes, rather than penalizing you for every inquiry.

The takeaway? Don’t let fear of a credit check keep you from asking questions and learning where you stand.

If you’re thinking about buying a home and aren’t sure where to start, I’m happy to walk you through the process and explain what type of credit check may be involved.

🏡 WHAT WOULD YOU DO?

Here’s a common homebuyer scenario:

The buyer has good income and can comfortably handle the monthly payment — but they’re a little short on funds for closing.

Does that mean they have to put their home search on hold?

Not necessarily.

Depending on the buyer and the loan program, there may be several options worth exploring:

• Down payment assistance (DPA) — Qualified buyers may have access to programs that can help with upfront costs.
• Seller credits — Depending on the contract and loan program, the seller may be able to contribute toward eligible closing costs.
• Different loan options — FHA, VA, USDA, conventional and other programs can have very different down payment and cash-to-close requirements.
• Gift funds — Some loan programs allow eligible gift funds from acceptable sources.

The key is not assuming you need a certain amount of cash before talking with a Loan Originator. Sometimes the solution is simply finding the right combination of financing and available resources.

Every buyer’s situation is different, and program eligibility and limits apply. If you have a buyer who is financially ready for the payment but concerned about cash-to-close, I’m happy to help you explore the possibilities.

What would you look at first?

Waiting for the “perfect” time to buy? 🤔

There probably won’t be a day when rates, home prices, competition and everything else line up perfectly.

Instead, I encourage homebuyers to focus on what they can control:

🏠 Does the home fit your needs?
💰 Is the payment comfortable for your budget?
💵 Are you prepared for the cash needed at closing?
📅 Do you expect to stay long enough for buying to make sense?

You don’t have to predict the housing market. You need good information so you can decide whether buying makes sense for you.

Have questions about the numbers? Send me a message. I’m always happy to talk through them — no pressure.
