But what really stood out… was the people 👀. You see all kinds of people & things out there! 😂

When you apply for a mortgage, lenders typically review your most recent 2 months of bank statements.

If there are large deposits that cannot be CLEARLY sourced, underwriting guidelines may require the lender to verify where the funds came from.

Some may ask Why?

BECAUSE mortgage guidelines require that:
✔ Funds used for down payment and closing costs must be from acceptable sources.
✔ Borrowed funds that create new, undisclosed debt generally cannot be used.
✔ All assets must be properly documented and verifiable.

I'm pretty sure the MAIN question is WHAT should I do 😩?

Well, a deposit is typically considered “large” when it exceeds:
50% of the borrower’s total monthly qualifying income.

Soooo.... one should

✔ Keep deposit patterns consistent.
✔ Avoid cash deposits BECAUSE they cannot be traced.
✔ Keep documentation for any asset sales.
✔ If receiving a gift, use proper gift documentation.
✔ Talk to your lender BEFORE moving money.

Preparation prevents delays.
