This was a full-documentation conventional loan for a borrower with a 654 credit score. Some assumed conventional financing wasn't possible, but with the right approach, we structured the file, secured the approval, and got it all the way to the closing table.

The easy loans don't define a lender. The challenging ones do. Knowing how to navigate guidelines, present a strong file, and work with the right lending partners can make all the difference.

We were able to get this home financed through a 12-Month Business Bank Statement Program. Many lenders would've passed on this file because the borrower owned less than 50% of the business. Instead of giving up, we worked with the right underwriting team and investor, structured the loan the right way, and made it happen.
