A pre-approval letter matters.

But what happens after the letter is issued matters just as much.

During a purchase transaction, financing questions can come up quickly:

An appraisal issue.
A change in the borrower’s finances.
A documentation problem.
A question about seller concessions.
A last-minute underwriting condition.

That’s where communication between the buyer, lender, and real estate agent becomes important.

My goal isn’t simply to issue a pre-approval. It’s to understand the file well enough on the front end and stay involved when the transaction gets complicated.

Good financing should help support the transaction—not leave everyone guessing what’s happening.

A refinance decision shouldn’t start with:

“Can I get a lower rate?”

It should start with:

“What am I trying to accomplish?”

For one homeowner, the goal might be lowering the monthly payment.

For another, it could be shortening the loan term.

Someone else might need to consolidate debt, remove a borrower, access equity, or restructure the mortgage for another reason.

Then you look at the cost of doing it and determine whether the numbers actually support the goal.

A lower rate by itself does not automatically make a refinance a good financial decision.

Being self-employed does not automatically mean you can’t qualify for a mortgage.

But qualifying can look different.

Traditional mortgage underwriting often focuses heavily on the income reported on tax returns—not simply how much money flows through the business.

Depending on the loan program and borrower, other documentation methods may also be available, including certain bank-statement or alternative-documentation programs.

That doesn’t mean income verification disappears.

It means there may be different ways of documenting a borrower’s ability to repay depending on the program and eligibility requirements.

The best time to review this is usually before you’re under contract.

The answer isn’t simply a percentage of $500,000.

The amount of cash needed can depend on:

• The loan program
• Your down payment
• Closing costs
• Prepaid taxes and insurance
• Seller or lender credits, when permitted
• Earnest-money deposits already paid
• Whether reserves are required

That’s why I don’t like answering this question with one generic number.

The better approach is to build the transaction and show someone where the money is actually going.

Depende de tu situación, pero normalmente el proceso puede incluir documentos para verificar:

• Tus ingresos
• Tu empleo
• Tus fondos para el cierre
• Tus cuentas bancarias
• Tus deudas
• Tu historial de crédito

Si trabajas por tu cuenta, tienes ingresos variables, recibes ingresos de diferentes fuentes o tienes propiedades de inversión, es posible que se necesite documentación adicional.

Que te pidan documentos no significa automáticamente que exista un problema.

Seriously.

A large part of this business involves terminology that people in the industry use every day and everyone else may hear only a few times in their life.

DTI. APR. Points. Escrows. AUS. Reserves. Conditional approval.

Nobody should be expected to automatically know what all of that means.

One thing I try to do with my clients is explain why something is happening instead of simply telling them what documents I need next.

One misconception I hear about VA loans is that they are only useful for first-time buyers.

They aren’t.

Eligible Veterans and service members may be able to use VA financing more than once, and in some situations, VA eligibility can even be restored after a previous VA-financed property is sold and the loan is paid off.

Depending on eligibility and the transaction, VA financing may also offer the possibility of purchasing without a required down payment.

There are important rules involving entitlement, occupancy, funding fees, property eligibility, and underwriting, so every situation should be reviewed individually.

It means the underwriter has reviewed the loan but still needs certain items before issuing the final approval.

Those conditions might involve updated bank statements, employment verification, explanations, insurance documents, or other information needed to complete the file.

And yes, sometimes the lender asks for something that feels repetitive.

There is usually a reason.

Part of my job is figuring out exactly what underwriting needs, explaining it in plain English, and helping keep the process moving.

Mortgage origination is a lot more than taking an application and finding an interest rate.

A big part of the job happens after the application is submitted.

One of the most common mistakes I see first-time buyers make is waiting until they find a house before talking to a lender.

You don’t need to know exactly what house you want.

The initial mortgage conversation is really about understanding:

• What price range makes sense
• What your estimated housing budget looks like
• What documentation may be needed
• Whether there are credit or income issues worth addressing early
• Which financing options may fit your situation

Sometimes the conversation confirms that you’re ready.
Sometimes it identifies something we should work on first.

Both outcomes are useful.

I’d rather help someone understand their situation six months early than have them discover a problem after they’ve already fallen in love with a house.
