9 days.

Application submitted.
File cleared.
Final Boss defeated.
Closing table unlocked. 🏡

There are a lot of moving pieces between “Let’s buy a house” and “Here are your keys,” and this one managed to hit the fast-forward button. 2 weeks early at that.

Huge thanks to the borrower, the incredible agent, and everyone behind the scenes who kept things moving.

Next up: Closing Day.

Calling all medical professionals! 👋

If buying a home has been on your mind, don’t assume your student loans or a smaller down payment mean you have to put your plans on hold.

There are loan programs designed specifically for many healthcare professionals that can make homeownership more attainable than most people realize.

Every situation is different, but if you’re wondering what your options look like, I’m happy to run the numbers and answer any questions.

And if you have a friend, coworker, or family member in the medical field who’s thinking about buying a home, I’d be grateful if you’d keep me in mind.

Cleared to close in 6 days.

It’s not about being fast for the sake of being fast. It’s about being prepared.

Always appreciate everyone who helped make this one a smooth transaction. Looking forward to getting these buyers to the closing table.

On to the next one. 👊🏡

Good Magic players don’t just wait for better draws.

They play the hand they’re dealt and adjust as the game changes.

Buying a home works the same way.

There will always be a reason to wait.

Better rates.

Better prices.

More inventory.

The trick is knowing the difference between being patient and being stuck.

MTG players… what’s the greediest opening hand you’ve ever kept because you knew you’d draw the land? 😂👇

Magic taught me something long before mortgages did.

The people sitting around the table matter just as much as the cards in your hand.

Buying a home isn’t all that different.

A great team won’t make every deal easy, but they’ll make sure you’re never playing it alone.

Commander players… am I wrong? 👇

Finally got this deck sleeved up.

Which means I’m about one game away from deciding half the cards need to come back out.

Also, let’s be honest. There are only two kinds of MTG players.

People who sleeve their cards.

And people I don’t trust.

Turns out whether it’s Magic cards or mortgage files, I spend a lot of time getting things organized before anybody ever sees the final version.

First home. Big deal. Congrats Gary. Glad I could help make it happen. 🏠

Some of you knew me before mortgages.

Back when none of this was part of the conversation.

It’s funny looking at it now, because the job isn’t really what people think it is.

It’s not just rates or products or timing the market.

Most of it is just sitting in the middle of moments like this.

People trying to decide if it’s time to buy. Walking through houses, doing the math in their head, wondering if it actually fits their life. Not just today, but a few years from now.

There was a time when that decision felt easier. Things moved quicker. You didn’t have to sit with it as long.

Now it’s different.

People take their time. They ask more questions. They think about what they’re stepping into before they step into it.

And on the other side, you’ve got homeowners who’ve been in place for a while, starting to realize they’ve built something without really paying attention to it. Not in a rush to use it, just aware that it’s there.

That’s most of what I see day to day now.

Not big moments. Just people somewhere in the middle of figuring out their next move.

Trying to decide if it’s time.

Trying to make sure it makes sense before they do anything at all.

That part hasn’t really changed.
