What you need to know to OPT OUT of Trigger Leads ⚠️

When you apply for a mortgage, your credit report is pulled from the three major credit bureaus: Equifax, Experian and TransUnion. Unfortunately, they may sell your information to third-party companies who send you unsolicited offers – a controversial practice called “trigger leads.” The good news is, you can opt out of these offers.

There are two options: You may opt out for five years or opt out permanently.

How to opt out for five years:

Call 1-888-5-OPT-OUT (1-888-567-8688) or visit optoutprescreen.com.

How to opt out permanently:

Make your request at optoutprescreen.com – you will be provided a Permanent Opt-Out Election form that must be signed and returned. You’ll need to provide certain personal information that will be kept confidential and used only for the purposes of opting out.

Alternatively, you can send a written request to each credit bureau that includes your phone number, name, Social Security number and date of birth.

A question I see a lot: How do mortgage rates get determined? 🤔

You should know, mortgage rates are based on risk, but other factors also determine current rates. Your credit score plays a big role, but it’s not the only determiner.

The economy, down payment, loan amount and type, property type and location, length of loan and points (if any) also play key roles in deciding your loan eligibility. Banks post mortgage interest rates daily to generate new business leads, but I'm more interested in accurately assessing your true interest rate.

Do you know the one thing I NEVER recommend to first-time homebuyers? ⚠️

Skipping a home inspection.

During the homebuying process, once you make an offer and it’s accepted, the standard practice is to schedule a home inspection before moving forward with the processing of your mortgage loan.

Home inspections can cost a few hundred dollars, so some might be tempted to skip it, especially with new construction homes.

However, I recommend you ALWAYS get an inspection, as it can reveal hidden problems, like issues with plumbing, insulation, the roof, septic tanks, sewers and electrical. More importantly, you’ll discover any safety concerns like mold, radon and carbon monoxide.

Knowing what potential troubles might come with the house can help you prepare for what maintenance you’ll need to have done or decide if you need to back out of the purchase.

Plus, it can even be used as a negotiating tool with the sellers as you can ask for repairs to be done before buying or request a price reduction or credit.

Overall, a home inspection is a way to protect yourself and your investment, and I highly recommend it.

It’s no secret that interest rates spiked last year, and the days of two to three percent rates are no longer.

At the same time, your family might be outgrowing your current two-bedroom home, or you might be a long-time renter tired of sharing walls with noisy neighbors. The kids might have flown the nest and you don’t want to have to clean all that extra square footage you don’t need anymore.

Buying a home seems like the next right step in those scenarios, but you might be tempted to delay your home purchase because of interest rates.

The good news is that when you’re ready to pursue homeownership or move, higher interest rates don’t have to deter you. You have options, one of which is our Buydown Program.

Our Buydown Program for Conventional and FHA Fixed-Rate Mortgages allows for a temporary initial reduction to your rate for a certain amount of time at the beginning of the loan term. We offer 3/2/1, 2/1 or 1/1 buydowns to help you buy despite higher rates.

For example, let’s say your loan is locked at 6% and you qualify at the start rate of 6%. With a 3/2/1 buydown, the rate would be 3% for the first year, 4% for the second and 5% for the third. With a 2/1 buydown, the rate would be reduced for the first two years at 4% for the first year and 5% for the second year. A 1/1 allows for a reduced rate for the first year only.

Bottom line: You can still confidently make a home purchase and secure lower interest rates up front. Plus, when your buydown is up, you can choose to refinance if rates have lowered. Sounds like a win-win, right?

You don’t have to rely on fluctuating rates or experts telling you when the best time to buy is. You can go at your own pace and choose to buy when the time is right for you and your family.
