Congress Passes New Law Aimed at Improving Housing Affordability

The 21st Century ROAD to Housing Act became law on Saturday after President Trump failed to either sign or veto the bill in the set time limit. The bipartisan effort puts new measures into place designed to better help Americans afford homeownership. It bars large investors (those who already own 350+ single-family homes) from more purchases to ease competition for individuals. The new law also expands the definition of a “manufactured home” and it will create a new four-year pilot program subsidizing lenders who originate mortgages under $100,000 to encourage lending to the lowest income levels.

When thinking you seen all the challenging loans and there isn't anyway one could stump you. My borrower was a referral so it made the loan even more special. Anyhow, I worked with this borrower for months, I'm talking over 120 days. We encountered a huge hiccup with another lender, who eventually stated they weren't comfortable moving forward with the loan. Now granted, the real estate agents on both sides are blowing up my phone in a subtle panic mode. I reassured them both, we would close this loan. All the while, I'm searching for a new lender and hoping for the best. Well, the new lender brought confidence the loan could be done. I put my best foot forward with the help of my borrower. She was very prompt and patient throughout this entire process. Whenever I requested anything, She was Jonny on the spot. Even though this ordeal taught many lessons and offered stressful moments, the loan closed. Congrats Ms. Butts

Great news!

The current administration has just implemented the use of the Vantage credit 4.0 model. Now, consumers can qualify for a mortgage loan with either the Fico score or the more lenient Vantage credit scoring mode. With the Vantage 4.0, rental history is used in consideration for approval more than ever. Also, the weight on accounts being older than 6 months is eased. I look forward to more new home owners with this big announcement! Will update more later
