A new bipartisan bill — the Mortgage Insurance Freedom Act (H.R. 10498) — has been reintroduced in Congress that would end FHA’s “life-of-loan” mortgage insurance requirement. That means FHA borrowers could eventually see their mortgage insurance drop off once they’ve built enough equity, just like conventional loans.

But even as things stand today, FHA is already a powerful tool for many first-time buyers:
✓ Low down payment: As little as 3.5% down.
✓ Flexible credit: Often better pricing for those with lower credit scores compared to conventional options.
✓ Solid MIP rates: FHA reduced its annual mortgage insurance premiums last year, making payments more affordable.
✓ Refinance option: You can always refinance later to remove mortgage insurance — and if this bill passes, that might not even be necessary.
