Listing photos. Homes with dark, cluttered, or poorly angled photos get scrolled past, even when the property itself is solid. It’s weak marketing, not weak value.

Days on market. The longer a home sits, the more room there usually is to negotiate. Sellers get more realistic the longer a listing lingers.
