We got very encouraging (inflectious!) January data for new home sales and pending home sales. The demand is still very clearly there. The only issues are supply (inventories remain low) and affordability (30-yr mortgage rates back near 7%). But the housing market is more balanced between sellers and buyers, and negotiating is BACK!
