This isn't always a correct barometer of how rates will go and if you don't really pay attention to these things, it probably won't make sense either lol.

However, let's just say the 10 year treasury has been over 4.0 since February and was just at 4.7 back in April. Even small movements up or down like .05 causes mortgage rates to move.

So to see this type of drop in one day is crazy! And this is great news for anyone looking to buy a home or refinance because this means you just got more buying power or you are going to be able to save money on your monthly payment.
