Your Buyer Got Pre-Approved by ChatGPT? Here's What Every Realtor Should Know.
I think we're going to start hearing this more and more.
A buyer calls their Realtor and says, "I've already done my research. ChatGPT says I can afford a $500,000 home."
And honestly, I don't think that's a bad thing.
I like working with buyers who ask questions and take the time to educate themselves.
But here's where my underwriting background kicks in.
My first question is always going to be: What information did you give it?
Because after 29 years in the mortgage business, I can tell you that the details matter.
I've reviewed enough financial situations to know that what looks good on paper doesn't always tell the whole story.
Maybe the buyer has commission income that needs a closer look.
Maybe they're self-employed and their qualifying income isn't what they think it is.
Maybe there's a debt obligation they forgot about.
Or maybe the estimated payment doesn't include realistic taxes, insurance, or HOA fees.
None of those things automatically kills a deal.
But they are things we need to understand before someone starts making offers.
And that's really my point.
The time to find out there's a potential financing issue is before your buyer is under contract, not three weeks into the transaction.
As a former underwriter, I tend to look at files a little differently.
I'm not just thinking about whether the numbers work on a mortgage calculator.
I'm thinking about what an underwriter is going to ask, what documentation might be needed, and what could create problems later.
That doesn't mean every loan will be perfect or that surprises never happen.
It means we should be asking better questions earlier.
I also think AI is going to make experienced loan officers more valuable, not less.
Buyers are going to come to us with more information, more questions, and sometimes more confidence than their actual financial situation supports.
Our job isn't to make them feel wrong for doing their research.
Our job is to help them understand what's accurate, what's missing, and what needs to happen next.
That's the kind of lending relationship I believe in.
And for the Realtors I work with, it's the same approach I've always taken.
Prepare the buyer. Communicate clearly. Look for potential problems early. And do everything we reasonably can to protect the transaction.
I'm curious to hear from my Realtor friends.
Have you had a buyer tell you ChatGPT said they qualify for a mortgage yet?
Because I have a feeling this conversation is
