Although it is very normal for banks to be limited on mortgage lending options; what amazes me the most is many were with mortgage companies I thought were competition.

Saving deals and closing loans, is what we do! From cash-out refinances, VA purchases, relocation transactions, and pay-off of a contract for deed. Aside from the traditional transactions, this month consisted of clients who were told-
1. We have been denied due to credit.
2. Our loan won't close, we have collections.
3. Our debt ratio is too high.
They all closed! In this market, get a second opinion!
