While we were still living in our first home in Hazel Park, we picked up an amazing deal in Center Line, MI.
It hit the market for $69k one morning, and I called up the realtor right away to try and walk it the same day. By noon they already had multiple cash offers up to $6k over asking, no contingencies.
I still insisted on seeing it, telling her I should be able to go higher. Met the owners and the sellers agent the same day and beat all existing offers by another $2k, no inspection and all cash.
I also like to give the sellers agents my share of the buyers agent fee, since I usually do not use a realtor myself anymore (an extra 3% of the sales price for the seller's agent - helps a lot with getting some extra information, like knowing ball-park highest offers).
The sellers accepted same day and off we were with deal #3!
This was in September 2020 - to date our best buy.
