Most real estate deals don’t fall apart because of the property…
They fall apart because of how the LLC is structured.
I’ve seen it too many times lately:
• Deals delayed
• Last-minute conditions
• Or worse… denied
All because something simple wasn’t set up right.
Here’s the quick gut check 👇
✔️ LLC has a signed operating agreement
✔️ Ownership is clear (no hidden partners)
✔️ Bank account is separate (no commingling)
✔️ Rent matches deposits
✔️ Insurance is in the LLC name (replacement cost)
✔️ Entity is in good standing
If even ONE of those is off, expect friction.
Right now lenders are digging deeper into LLCs—even though federal reporting got easier.
Translation:
👉 Clean files = fast closings
👉 Messy structure = headaches
