Up to $600 appraisal credit for qualified buyers. Multiple of my recent buyers have been eligible for desktop appraisals, which is priced less than $600, meaning a free appraisal after the credit is applied on the Closing Disclosure! Not to mention, desktop appraisal = faster closing. In a market as competitive as this, speed is the name of the game and wins contracts.

The days of slow 2-week or longer appraisals are in the history books. If an appraisal waiver isn't granted, a freaky fast appraisal is the next best thing. My most recent one was eligible for desktop appraisal. Ordered the afternoon of 3/24, assigned to an appraiser 4 hours after order submitted, desktop appraisal completed yesterday, report ETA this coming Monday 4/4 at the very latest or anytime between now and then. That's a maximum appraisal time of 7 business days from the day the order was first placed! Fast appraisals = fast closings.

Yet another freaky fast Clear to Close with an appraisal! Should've been quicker, but the Underwriter was a little overzealous. Always a good Friday when you get that CTC though! Rates are still relatively low and property values are skyrocketing. You might have a lot more equity in your home than you think. Now is the time to take some of that equity out for home improvement project(s), that well-earned family vacation, and/or higher interest rate debt consolidation and payoff before rates go any higher as they're forecasted to do!

You: "But Dave, I refinanced about a year ago when rates were rock bottom and have a crazy low interest rate right now that I don't want to lose for a higher rate."

Me: "That's great you got such an awesome interest rate at the right time. But, what about your overall blended interest rate, which includes all your other debts?"

You: "Well, I do have some sizeable balances on some credit cards that have interest rates 15% or more, as well as a car loan with an interest rate around 7%."

Me: "You're unnecessarily bleeding out hundreds of dollars a month on those higher interest rates. I can save you hundreds of dollars a month doing a refinance and you walk away with those other higher interest rate debts completely paid off and your new mortgage loan will have only a slightly higher interest rate than you currently have, if at all. Plus, if you're currently paying mortgage insurance, you may still have enough equity in the home to drop that mortgage insurance off, saving you even more a month."

You: "Ahhhhh, I get the big picture now. Ya, let's get into and see if you can help me out to decrease my excess debt and stop the bleeding from those higher interest rates I'm paying every month!"
