This economy is squeezing people. Credit card minimums climbing. Car notes hitting different. That "I'll figure it out next month" feeling that won't go away.

Here's what I need you to know. If you own your home, you're sitting on a tool that can change everything: a HELOC (Home Equity Line of Credit).

Quick story.

A homeowner I worked with had a $400K mortgage at 7%, plus $43K in credit cards and an auto loan eating $1,000/month in payments.

We did a cash-out refinance at 6%. Used the cash to wipe out every penny of consumer debt. Their mortgage payment stayed the same. Their monthly cash flow went up by $1,000.

Then we made one more move: applied $800 of that newly freed-up cash back to the mortgage as extra principal.

Result?
→ 14 years OFF the mortgage

Let me tell you about a program that stopped me in my tracks when I learned about it.

Not because of the numbers. Not because of the interest rate. But because of what it means for real Colorado families.

Let me clarify something…

YES, I got this veteran buyer approved and closed in just 9 days. 💥🇺🇸

But that’s not the real story.

The real story is YEARS of trying and being told “not yet.”

I watched this buyer fight to become a homeowner with zero success. As a retail loan officer, my hands were tied. Lender overlays shut the door over and over again, and more times than I can count, I had to say:
“Let’s try again in a few months.”

And every time, that didn’t sit right with me… because they deserved better.

Fast forward a few years later…

Now, as an independent mortgage broker with access to nearly 200 investors, multiple loan programs, and down payment assistance options, I move DIFFERENT.

And this time, I wasn’t limited. I was equipped.

doesn’t mean it’s your only option.
And it doesn’t mean it’s structured in your favor.

There’s an FHA Down Payment Assistance option that may provide 3.5%–5% toward your down payment and/or closing costs for eligible borrowers.

This program can be paired with an Federal Housing Administration (FHA) loan and offers features such as:

✔️ Not limited to first-time homebuyers
✔️ Not subject to limited state funding allocations
✔️ Option to buy down the interest rate (for qualified borrowers)
✔️ Structured assistance that may be a second lien
