The bottom line though is the fact that non-QM is not going away because there will always be non-QM borrowers such as self-employed and real estate investors who don’t qualify under Agency guidelines. There is not a credit issue in the market right now that is causing volatility – non-QM loans are good performing loans issued to credit-worthy borrowers. This is why we can confidently tell loan officers that non-QM is how they can protect their volume and referral base in times of volatility.

Model home line of credit is for builders and developers to fund Model home ground up and major rehabilitations / renovations. It is used for a different types of residential real estate, including houses, 1-4 Units and 5+ unit multifamily.

COST:
🔥Fees are limited to 2.75% - over the entire 5 years.
🔥Interest is charged only on the funds that you use.
🔥Interest can be fixed at 7.99% - 8.99% or floating at Prime +2% or +3%.

FUNDING:

🔥Up to 100% LTC. they fund the lesser of 100% of eligible costs and a maximum LTV.

(I believe that is in after Construction value of 77% ....I will double check to make sure)

OTHER GREAT TERMS:

🔥Its Revolving so you can borrow and reborrow funds.
🔥Same Day Draws possible.
