Ya boy took a long break but an opportunity came to me. Gonna see what I can do with this house. Gonna turn a 3/1 into a 4/2. Give me 8 weeks. Working on plumbing right now.

I like these types of flips when we don't have to worry about a bunch of structural or mechanical work (i.e. plumbing, foundation, roof, HVAC, etc). Just taking what's there and upgrading it a little 😁

As a solopreneur / small business owner, one of the biggest things I depend on is my own past performance. At the conclusion of a sale, I always try to collect a positive review from the property owner/seller I am working. I have been collecting reviews over the years. I then use reviews and package several of them to every offer that I send to a new property owner/seller. It gives the prospective owner/seller a sense of who you are. I even provide my preferred Title Company's Branch Manager contact information (with her permission) so owners/sellers can verify themselves that I am a real buyer!

I read that customer reviews are a form of social proof. Most of us make our decisions based on the opinions and actions of others. This is consciously and subconsciously. I know for a fact I look at reviews when making a purchase of something I am not as familiar with. Furthermore, seeing the actual words written by someone else about the business or product gives off a more genuine, relatable, and trustworthy vibe. I also noticed that it allows people to be more open and honest because many of the past reviews speak to the efforts of being professional, honest, and not acting like a used car salesman (use car salesmen just caught a stray 😆). I always have to keep in mind though, you have to deliver great performance first before you can count on a great review!

Sometimes you buy a house from someone and they leave it to you like they just straightened up and ran to the store an hour ago 😀

I think we will do a skinny flip and get this back on the market.

Another one down. I call these bread-and-butter houses in my area. Nothing out of this world but they usually fly off the shelf. We shall see about this one😀

I like doing these small houses that are mostly cosmetic remodels. Affordable price point, 20 minutes south of downtown Dallas, perfect starter home for a small family. This one just hit the market.
