Let’s walk through the reasons for this increase:

🏖️ Snowbirds return – Fall through spring is peak season as buyers from colder states (and Canada) look for a warm-weather escape.

🏡 Listing inventory rises – Sellers often hold off during the hottest summer months, so more homes hit the market in September/October.

📈 Demand for second homes spikes – With events like Desert Trip, BNP Paribas, and Coachella Music Festival on the horizon, buyers invest early to lock in rentals or seasonal use.

🌴 Market rhythm – Historically, the Valley sees a surge starting in fall and peaking through March/April before slowing in the summer heat.

Q: What’s your best tip for keeping an escrow on track?

Kim: Communication is everything. The sooner we know about things like solar leases, HOA docs, or if the property is held in a trust, the faster we can get paperwork moving and avoid delays.

What’s REALLY slowing real estate deals right now? Here’s what we’re seeing behind the scenes and how to stay ahead:

📄 Entities & Trusts: When Sellers or Buyers are a Corporation, LLC, Partnership, or Trust, escrow and title need the right paperwork to confirm who can sign. Make sure to collect this before opening escrow to avoid delays.

🏢 HOAs & Solar: Escrow usually needs upfront payment to order HOA docs and meet contract timelines. If there’s a leased solar system, it needs to be transferred or paid off at closing. That's why it's crucial to work with an escrow company who knows how to handle these processes. Experience and speed matter!

📜 Title Matters: Old loans, tax liens, missing title insurance, or prior deeds can seriously slow things down. Order a prelim title report early—ideally when the property is listed—to spot issues ahead of time.

🛡️ Insurance: Buyers should start shopping for insurance early in escrow! Last-minute changes can cause loan delays and push back your close date.
