🔔 Virginia Homeowners: Protect Your Property with VA Deed Alert

Property fraud—sometimes called “title theft” or “deed fraud”—is becoming a growing concern across the United States. In these schemes, a fraudster attempts to record a false deed or other document to make it appear that they own your property.

To help homeowners monitor their property records, the Virginia Court System now offers a free service called VA Deed Alert.

What it does:
• Sends you an email notification if a document is recorded in Virginia land records with your name on it.
• Alerts you to unexpected filings, such as deeds or deeds of trust.

VA Deed Alert does not prevent fraud or stop a document from being recorded, but it gives property owners early notice so they can act quickly if something suspicious appears in the land records.

WHAT IS A "HOME TITLE LOCK" SERVICE? IS IT REAL? (Short answer: It's a scam.)

“Home Title Lock” (and similar “title lock” products) are not insurance and they don’t actually “lock” your title. They’re paid monitoring/alert services that watch public land-records and email/text you if something gets recorded against your property (a deed, lien, etc.). They can’t stop a forged deed from being recorded; they just tell you after it happens.

What it really is (and isn’t)

1. It is NOT insurance. It doesn’t pay claims or fix title defects like an owner’s title insurance policy can. It’s just alerts.

2. It CANNOT “freeze” your title. In the U.S. recording is largely a ministerial function: if a document meets statutory formatting/fee requirements, the clerk must record it—even if it’s later proven fraudulent. No private service can prevent that.

3. It COSTS MONEY for something many counties offer free. Typical pricing is ~$19–$20/month per property. Meanwhile, a growing number of recorders/clerk offices offer free property-fraud alerts that do the same basic monitoring.

Deed/“title” fraud is a real (though uncommon) crime—often using forged quitclaim deeds or stolen identities—and law enforcement has flagged increases in some regions.

SOLUTION? Owner’s title insurance (bought at closing) is the product that can cover certain post-closing risks like forgery/impersonation claims; “title lock” isn’t a substitute.
