Transaction Closed: 9438 Baltimore National Pike, Ellicott City, MD

Tennant Commercial Advisors is pleased to announce the closing of 9438 Baltimore National Pike in Ellicott City, MD on July 17th, with a final sale price of $2,600,000.

The value in this transaction was created well before the sale. Our client secured entitlement approval to expand the site from its current 5,000 SF footprint, home to Midas, to a 10,000 SF retail center. Under the approved plan, Midas will relocate into a new addition at the rear of the property, freeing up 5,000 SF of retail frontage along Baltimore National Pike.

That kind of street facing visibility is difficult to find in this corridor. Retail vacancy in Ellicott City sits below 2%, and frontage space in this section of town rarely comes to market.

Canadian coffee brand Tim Hortons is coming soon to Gambrills, as the chain continues to expand in Maryland. Tim Hortons in April revealed plans for 10 locations in Howard and Carroll counties, and The Baltimore Sun reported on July 9 that another location is coming to Timonium.

The company does not currently have any locations in Maryland. Its only previous location in the state, at Aberdeen Proving Ground, is no longer listed on the business’ website.
