This is what one of the days on the 3-Day Tax Deed & Lien Field Trip Experience actually looks like.

We walked through a real rehab โ€” a house Rafael (and his wife, not pictured) bought at a foreclosure auction. No theory. No slides. Just us standing in the middle of a live deal while Rafael broke down exactly what he did, what it cost, and what he stands to walk away with when it's done.

Buying your first ๐Ÿก home is a big step, and it is easy to overlook important details when you are excited about finding the right house.

Here are a few common mistakes first-time buyers should ๐Ÿ›‘ avoid:

Pre-approval matters. Know your budget before you start shopping.

Extra costs add up. Closing costs, moving expenses, insurance, repairs, and monthly costs should be part of your plan.

Do not skip the inspection. Hidden problems can become expensive surprises.

Pay attention to location. Commute, neighborhood, schools, noise, and future resale value all matter.

Do not make big purchases before closing. New debt can affect your loan approval.

The 2026 Florida Tax Lien Certificate Sale season is wrapping up soon, and investors across the state are looking at county auction lists.

In Florida, tax certificate sales are held by county tax collectors when property taxes remain unpaid. Investors can bid on certificates by paying the delinquent taxes, but it is important to understand this:

A tax lien certificate is not the same as buying the property.

You are buying a lien, not the house.

Floridaโ€™s bidding process usually starts at 18% interest, and investors bid the rate down. The lowest bidder wins the certificate. If the owner redeems, the investor may receive their money back plus interest, depending on the winning bid rate and Florida rules.

Maryland offers 6-24%. Arizona certificates carry up to 16% interest. If you bought in St. Lucie County your final payment is due June 3rd.

Before you bid, make sure you understand:

โœ… What you are really buying
โœ… How the interest rate bidding works
โœ… Which counties are having sales
โœ… How redemption works
โœ… What due diligence you should do first
โœ… What can go wrong if you bid without research

This can be a great learning opportunity, but it is not something to do blindly.

The Fed just held interest rates again. No cuts. Mortgage rates are sitting at 6.2% today and most experts say they are staying between 6% and 6.5% for the rest of 2026.

That means millions of buyers are still stuck on the sidelines. Waiting. Hoping rates drop. And for a lot of them, they are going to be waiting a long time.

Here is what I want you to understand as a real estate investor:

Tax deed investing does not care about mortgage rates.

You are not financing a purchase at 6.2%. You are buying at a public auction โ€” often for a fraction of what the property is worth โ€” and you are paying cash. No bank. No rate. No waiting.

While everyone else is frozen, smart investors are moving. Auctions are going on... like this one in the Tampa area this week.

I have been doing this since 2004. I have seen high rates, low rates, crashes, and booms. The investors who win are the ones who learn a different path โ€” one that does not depend on what the Fed decides at their next meeting.
