There are a few things I wish EVERY homebuyer knew before starting the process… 👀🏡

You probably don’t need 20% down.
There are loan programs with much lower down payment options.
Don’t let the 20% myth keep you from exploring what’s possible.

Pre-approval should come BEFORE house hunting.
Know your budget and buying power before you fall in love with a home. It makes the whole process easier.

The lowest interest rate isn't automatically the best deal.
Fees, points, loan structure, and your long-term plans all matter.

Ask me questions — seriously.
You are not expected to understand mortgage terminology. Explaining this stuff is literally part of my job.

Talk to me before assuming you can’t buy a home.
Credit, down payment, debt, or past financial hiccups may not be the dealbreakers you think they are. Let’s look at your options first.

Sending documents in a timely manner = a smoother process.
Mortgage timelines depend on a lot of moving pieces. The quicker I receive what’s needed, the easier it is to keep everything moving toward closing.
