Fed Delivers Third Rate Cut - Policymakers Split

The Federal Reserve cut the Federal Funds Rate by 25 basis points to 3.50%–3.75%, its third cut this year. While the Fed Funds Rate doesn’t directly determine mortgage rates, it influences broader borrowing costs. After the prior two cuts, mortgage rates rose immediately; this time, they dipped initially.

The decision exposed internal divisions, with some officials pushing for a larger cut and others favoring no change. Chair Jerome Powell cautioned there is “no risk-free path” forward, as policymakers balance slowing labor conditions against lingering inflation.

Looking ahead, Fed projections suggest at least one additional 25-bp cut next year, though the outlook remains fluid.

Once again, leading up to the Fed meeting, loan officers have been trying to explain that the expected rate cut has already been factored in and that the direction of mortgage rates will be determined by market perception of the action and the commentary by Fed members. This is the same conversation every time consumers hear the media speaking of Fed rate cuts. Longer term, they may fall as the Fed considers future rate cuts, but the immediate reaction is not always in unison.
