MYTH: You need 20% down to buy a home. 🚫🏠

That rule is from another era. Today, FHA loans start at 3.5% down, VA loans can be zero down if you've served 🇺🇸, and USDA loans can be zero down in eligible areas.

Your down payment isn't a personality test. Lenders care much more about your income, your credit, and paying your bills on time.

Get pre-approved. We look at your credit, income, and what you already owe, so you know what fits before you shop.
Make an offer. Your pre-approval letter shows sellers you're ready.
Appraisal and underwriting. The home gets valued, and your file gets a final review.
Sign and close. You get the keys.

"Agents, your buyers deserve a pre-approval you can count on.
When you send me a client, I look at the whole file up front: credit, income, assets, and what they already owe. So you're not finding out about a problem two weeks into escrow.
After that, I keep you and your buyer updated from offer to closing. No chasing me for answers.
If you have a buyer getting ready to write offers, send them my way. A text with their name is plenty, and I'll take it from there.
