It does not automatically tell you what the home is worth.

Before recommending an offer, we look at more than the number of bedrooms, bathrooms, and square feet.

We consider:

- Recent comparable sales
- The home’s true condition
- Immediate and future repair costs
- Location and neighborhood demand
- Upgrades that genuinely add value
- Features that only look expensive
- How long the property has been listed
- The seller’s position and market competition

Emotions matter when choosing a home, but they should not determine what you pay for it.

Not every house you love is a house you should buy.

A beautiful kitchen, fresh paint, and the right furniture can make a property feel perfect during a showing. But our job is not to fall in love with the presentation.

Our job is to ask harder questions.

- What will need to be repaired?
- What has been covered instead of corrected?
- What will this house cost after closing?
- Is the asking price supported by the condition?

Sometimes the best advice we can give a buyer is to move forward.

Sometimes it is to walk away.

We would rather lose one transaction than watch a client inherit years of expensive problems.
