I’m Ted Erickson, I create content about unique mortgage loans solutions, and I do it for consumers looking to obtain a loan to refinance their current loan or purchase a home. 💀 Raise The Dead Ted Saves Another Deal! 🏡

Scenario:
Borrower was denied by the bank because their HOA’s insurance policy didn’t meet Fannie Mae or Non-QM requirements.

Denial Reason:
The HOA’s master insurance policy only covered the roof for ACV (Actual Cash Value) instead of FRV (Full Replacement Value) — and the lender required FRV coverage.

Raise The Dead Ted Solution:
I secured a first-position Home Equity Line of Credit that doesn’t follow Fannie Mae guidelines, gave the buyer an interest-only payment with no prepayment penalty, and waited for the HOA to upgrade its insurance.

Meanwhile, the buyer negotiated a lower purchase price to offset the lending restrictions and less favorable terms — and still closed the deal.

👉 Problem solved. Deal revived. That’s how you Raise The Dead!
