You still pay for the Appraisal report upfront, but it will show up as Lender Credit on the final Closing Disclosure (CD).

Just buy right, make sure the numbers work for you, have cash reserves, and keep a long-term outlook.

Try a DSCR loan instead of Conventional if you need the cash now.

Most DSCR programs only require ๐Ÿฒ ๐—บ๐—ผ๐—ป๐˜๐—ต๐˜€ seasoning on cash out and allow you to use current market value for the Appraisal after only 6 months.

Using the equity in their home.

It can even help you avoid paying monthly PMI if the gift is large enough to cover 20% down.

If refinancing now, confirm with your lender ๐—ฃ๐—ฟ๐—ผ๐—ฝ๐—ฒ๐—ฟ๐˜๐˜† ๐—ง๐—ฎ๐˜…๐—ฒ๐˜€ aren't being collected twice.

Taxes are due in December-January in many counties.

Challenge: county websites are slow to post the tax payment made from you or your ๐—œ๐—บ๐—ฝ๐—ผ๐˜‚๐—ป๐—ฑ ๐—”๐—ฐ๐—ฐ๐—ผ๐˜‚๐—ป๐˜.

Ask the lender and title company if theyโ€™ll remove the taxes from the Settlement Statement with proof of payment.
Even if the county isnโ€™t reflecting the payment yet.

Tricky time of year as taxes can throw off the cash to close or loan amount.

One lender I lock loans with is offering a year-end special of 0.45% on the rate sheet.

Helps lower your rate or cost of "points."
*Doesnโ€™t mean your rate drops by .45%, the basis points are applied to the overall cost.

Example Scenario:
Buyer chooses rate with a true cost of 1.0% point on a $700k loan = $7,000 cost.
1.0% point - 0.45% discount = .55% points cost / $3,850
$7,000 - $3,850
= $3,150 savings!

Requirements:
โ€ข "Hybrid" closings only (less paperwork to sign with the notary)
โ€ข Conventional, FHA, VA purchase or refinance loans
โ€ข Must lock by Dec 31st

Good to take advantage of these incentives when they come out.
