Government Shutdown!
It seems like these government shutdowns are all to common in these last couple of years! So what does this mean for you and your mortgage process?

Depending on your loan type this could have dirastic effects. Government loans will be most affected during times like this. VA eligibility docs and other required docs are harder to get during times like this. CAIVRS which is a credit reporting software is also a bit harder than normal to verify during these times.

For all loans the Social Security Number matching softwares also tend to not function very well during government shutdowns.

Why you might ask? Well a government shutdown occurs often times when a budget is left in limbo for too long. When this happens many government employees are left unpaid and or furloughed. This causes disruption in credit verification, social security verification and document preparation.

Business credit vs. personal credit

In the qualified mortgage process, we often see clients come to us trying to use business credit to qualify for loans. Qualified mortgages rely on the use of your personal credit reports. Business income with a 2-year history can be used for income qualifications in some cases. In this case, the loan is attached to the business owner's personal credit and not his or her LLC’s credit.

Let’s talk Home Inspections!

A lot of the time when your in an intense bidding war, a home inspection can be the difference! So do you really need a home inspection?

Well, truth be told a home inspection is a very in depth appraisal. The appraisals will catch your homes big problems all the way from a bad roof, bad siding, settlement and foundation issues, to peeling paint. In fact when certain things are called out by an appraiser that may greatly affect value, the deal can be halted until further evaluations of problems are completed.

A home inspection goes much deeper and looks at the outlets the appliances, plumbing and much more. A home inspection adds another layer of protection between you and the seller and if one comes back unfavorably… you can terminate the deal.

So if your in a bidding war, it might be a good option if your truly attached to the home, to drop the home inspection. The appraisal will pick up the glaring problems as it may effect the homes value. You can comfortably know that often times the glaring issues will be spotted and evaluated in the appraisal report.

Just Getting Started January

We always get asked, how can I know personally, when I’m ready and when it’s time to start conversing with a mortgage lender! Here’s 3 questions to ask yourself!

1. Is my total monthly debts (bills) divided by my monthly income less than 45% (Conventional) or less than 54% (FHA)?

2. Have I been working for atleast a year (W2) or atleast two years (Self Employed)?

3. Is my credit score in good standing (no liens/judgements, no severe delinquencies/defaults) and is it above 580 (FHA) or 620 (Conventional)?

These are the big 3 for most situations! If the answer to all of these questions is yes, then you may qualify for a preapproval dependening upon a number of other factors, primarily access to funds for a down payment!

Today for “Just Getting Started January” let’s go over how to get started and preapproved as a business owner and or tip based employee!

Step 1. Generally as a business owner we recommend on trying to get a head start on the preapproval process because it often involves much more digging than a normal salary/hourly based wage. The best way to prepare is to reach out a little before you believe that you will be ready to qualify. Extra rules apply for business and tip based incomes most importantly a minimum of 2 years history for all income related documents requested.

Step 2. Gather and submit all necessary documents 2 years personal tax returns, 2 years of all bussiness related tax forms (schedules K-1, 1120s, etc), 2 years profit loss statements, drivers license photo, and 6 months bank statements.For tip based employees two year W2, two months bank statement, and drivers license will suffice.

Step 3. After you have submitted all necessary documents then your income will be most likely determined by an average of your two most recent years of business and or tip based incomes.

Ringing into the new year starts with January! Happy new year! Often industry resources get asked how do I get started! Let’s go through the 3 steps of getting started in the home buying process!

1. Gather your documents!
- To start you will need to gather some documents to make your process smoother fro start to finish. Common documents needed are pictures of a drivers license, 2 years W2, 2 months bank statements, 2 most recent pay stubs!

2. Talk to a mortgage loan originator first!
-Often times people think that the process is started with a realtor. The home buying process starts with a mortgage loan originator as they are the key to make the realtors start searching. Most realtors won’t even assist your search without a preapproval!

3. Bring your preapproval to your realtor!
-After talking to a mortgage loan originator bring your preapproval to a realtor in the area that your looking. These realtors will know the area best and will be the best assistance to you. Talk with them about the areas your interested in and what’s important to you, maybe a pool or close to a school or a police station… Whatever it is they are your resource!
