As I continue to provide advice from my 25+ years investing in tax liens and tax deeds I sometimes get questions which I try my best to answer. If I know the answer I provide it, if I don’t I look it up.

But when someone tells me they messed up and purchased a bad deed or lien I try to encourage them. The are usually ways to turn a lemon into lemonade.

I try to be creative in a solution and provide support. If all fails one can mark it down as an educational opportunity. Buying a deed or lien you possibly could lose a bit of money and learning from it is still better then sitting on the sideline watching everyone else win.

I just spent 3 days with Ronelle Brockington and Wes Wright who are smashing the tax deed business here. It was great to meet like-minded investors and build new relationships. We did a few sessions on Tax Deed Surplus which can be done when an overbid situation arises. I was honored when they introduced me as the expert in the industry. Tax Deed Surplus funds recovery, what is it?
It is very easy and very hard depending how you go at it. Try it on your own and you can get discouraged and lost. I have helped many navigate the process and continue to do so today. Those that have my course get to use my skills and knowledge to developed their own system in making this work. I was asked recently if there is a lot of competition, and my answer surprised them as this is relatively unknown strategy. So I expanded my reply to say, they have a lot of competition, but I do not.
There ae many trying to tap into this market after seeing a video, seminar, story online, but lack a mentor and guidance. Those I take under my wing also do not have any competition and the only one they need to win over is the one in the mirror.

The other day I was asked about this technique. There were some skeptical about it and me and others see it for what it is. Opportunity. I do not get to keep all this amount as I have a contract with the former property owners to provide them the contract agreed amount. I started this claim 23 May 2023 and just now received the check. In some cases I get the funds right away and other times it takes a bit longer. I have been working Tax Sale Surplus funds for over 20 years, so for me it is very easy to accomplish. I am asked if others can do it as easily as I do. The honest answer is NO! It is not easy, it is not fast and iti snot for just anyone. It took me many attempts to figure out what I say to the former owner to get them to work with me. I am here to say scripts are great for sales people, but they don't need a salesperson, they need an advocate with empathy. Once I stopped using a memorized script and started talking from the heart, my success skyrocketed. Over the last 24 years I have mentored thousands in the investing game, but not all survived the journey. I look at my investing as a way to help others in need and put their interest first and mine last. When you do that it comes across to those you are trying to help and they let you in. It is funny that when I taught so many to have success in the investing with real estate I would tell them I do not have secret sauce as they say. There are no special words or tricks used to make money. The success comes from accepting this is a journey and you need to care about others first before you can make a profit. Below is proof by the check I just received in the mail today, sometime doing the right thing to help others does pay off.
