A rental improvement paid for in December may not begin depreciation when you expect. The key question is when it was placed in service, not when you closed or paid the invoice.
Here’s the year-end detail to plan around:
• Residential rental buildings generally use the mid-month convention.
• Appliances, furnishings, land improvements, and some cost-segregation components may be personal property subject to the mid-quarter convention.
• If more than 40% of eligible depreciable personal-property basis is placed in service during the year’s final three months, that convention can change the first-year depreciation calculation, sometimes reducing the expected deduction for late-year additions.
“Placed in service” generally means ready and available for rent. A signed closing statement or paid invoice alone doesn’t establish that date. Bonus depreciation adds another layer: eligibility and treatment depend on the property’s classification and applicable rules.
December 31 can shape whether an asset is treated as placed in service this tax year. Model the acquisition and renovation schedule before year-end rather than assuming the deduction.
