Mortgage rates are in the lowest range they’ve been in nearly 3 years. And they’re expected to stay in this vicinity for the rest of 2026. That’s a big deal.
That means affordability is going to start to feel different.

Buying a home is getting more affordable, and this graph helps explain why.

It shows how much of a household’s income typically goes toward buying a home. As a general rule, spending 30% or less of your income on housing is considered affordable.

For the last couple of years, the math was still well above that threshold. But lately, things have been getting better thanks to a mix of lower mortgage rates, slower home price growth, and rising wages.

While affordability isn't going to snap back overnight, the trend is finally moving in the right direction.

Because that’s about all you’ll save per month if mortgage rates drop from where they’ve been lately to 5.99%. Of course, that’ll give or take a bit based on your price point and the rate your lender quotes you.

Rates have already come down enough to save buyers almost $400 a month compared to what they would have spent on a typical home earlier this spring. So, waiting for that last tiny dip could mean missing your shot.

Because when rates do fall below 6%, mindsets will shift, and more buyers will get back in the market.

That’ll create more competition for you. And it may drive prices high enough to cancel out the savings you’re waiting for.
