Reasons to own rental property:

1. Natural appreciation: the property becomes more valuable over time

2. Forced appreciation: improvements that cause the home value to grow

3. Tax advantages: write off improvements, plus so much more for this list

4. Depreciation: government gives you back the cost of the house over 27.5 yrs

5. Leverage: you can buy real estate for a fraction of its price (example $100k house for $5k down). Can't do that with stocks.

6. Renter pays your mortgage: self explanatory.

7. Increase rent, mortgage is locked: rents increase but a 30 yr term doesn't.

And so many more: hedge against inflation, passive income, debt isn't taxable, time value of money, bonus depreciation....

The population is spending too much on credit cards and personal savings are near rock bottom.

Why am I pointing this out? Because if there is a recession around the corner then there are a lot of people that are in big trouble financially.
