We got very encouraging (inflectious!) January data for new home sales and pending home sales. The demand is still very clearly there. The only issues are supply (inventories remain low) and affordability (30-yr mortgage rates back near 7%). But the housing market is more balanced between sellers and buyers, and negotiating is BACK!

It's been a rough February for would-be homebuyers. In less than a month, the average 30-year mortgage rate has leapt from just below 6% to nearly 7%. Stronger than expected economic data has the market worried that the Fed may take rates higher, and keep them there longer. But behind the scenes, inflation is already a lot lower than the official data, the real estate market is 'normalizing' and buyer activity is beginning to pick up.

What are discount points?

Discount points, also known as mortgage points, are fees paid at closing in exchange for a lower interest rate. Essentially, you buy down your interest rate.

One point is equivalent to 1 percent of the loan amount.
