LA County Prices Hold Near $900K
LA County’s median price for existing single-family homes held strong at $888,100 in Early-Q3—just under that $900K mark, and reflecting a slight 2.6% dip from last year’s $911,400. Sales activity eased as well, down 0.9% annually, with affordability remaining a real challenge for buyers. High mortgage rates in the upper-6% range, even briefly peaking over the past 12 months, have kept monthly payments elevated and made the path to homeownership more demanding for many.

Having guided clients through every market cycle since 1991, I know how quickly things can shift. Expanding inventory and signs of mortgage rates easing off recent highs may offer a brighter outlook for LA County buyers as we head into the coming season. Service, experience, and integrity continue to drive results—even in a complex market.

Should You Rent or Buy a Home in California in 2026?
With over 30 years of experience guiding buyers and sellers across California, I’ve seen firsthand how the decision to rent or buy is rarely one-size-fits-all. In 2026, the landscape continues to reflect this: major metro areas often make renting the more cost-effective option, given the high price of homeownership, while the Central Valley still offers more affordable paths to owning a home. If you’re planning to put down roots and have a solid savings foundation, purchasing can be a wise long-term move—especially with mortgage rates hovering around 6%. For those whose plans are more flexible or finances a bit uncertain, renting may provide the breathing room you need as rents rise. My commitment is always to service, experience, and integrity—helping you weigh what’s truly best for your next chapter.

California's Dynamic Population Trends Highlight New Opportunities
As someone who's proudly served California home buyers and sellers for over 30 years, I find it fascinating to watch how our state’s population trends shift. Recent research shows California was one of only five states to see a population decline last year—down just 0.02%, or about 9,465 residents, from 2024 to 2025. While the nation’s growth dipped below 1%, Vermont saw the largest decrease. Our state’s median age is now 39, with 5.21% of residents under five and 17.5% over 65. These numbers are more than statistics—they reflect the changing faces and needs of our communities. Understanding these shifts helps me better advise my clients, whether they’re planning to put down roots or make their next move. Service, experience, and integrity always guide me as I help turn dreams into homeownership.

California: $212K Income to Buy a Home
With California’s median home price hovering around $930,000, it’s no surprise that families now need an income of about $212,000 a year just to keep pace—almost double the typical household income of $116,000. Even with steady jobs, solid salaries, and years of saving, many hardworking Californians are finding the path to homeownership tougher than ever. In the Bay Area, where the average home price climbs to $1.4 million, buying a home can truly feel like a luxury rather than a milestone for most families.

As someone who’s been guiding buyers and sellers through these shifts for over 30 years, I’ve seen firsthand how even diligent budgeting, saving more, reducing debt, or considering a move farther from major job centers may not always bridge the affordability gap. The reality is, California’s housing market is challenging for so many who simply want a place to call their own. At Bella Vista Estates, our focus remains on serving the community with experience and integrity—helping clients navigate these complexities and turn dreams into homeownership, even when the odds feel stacked.

Los Angeles Late Summer Home Checkup
As summer winds down in Los Angeles, it’s the perfect time for luxury homeowners to give their properties a thoughtful checkup—something I always encourage for long-term comfort and value. After months of heavy AC use, now’s a smart moment to schedule HVAC service, swap out filters, and double-check that thermostats and zone systems are still calibrated. The heat and dry air here can be tough on landscaping, so it’s worth walking your property to inspect sprinklers, drip lines, and those easily missed dry patches or drainage spots near foundations. If you’re lucky enough to have a pool, spa, or outdoor kitchen, this is your cue for water testing, filter cleaning, a quick check of equipment and grills, and pest-proofing your storage for seamless entertaining. The late-summer sun can be hard on stucco, trim, and paint, so take a look at your home’s exterior—including gates, fencing, windows, and entry lighting. And before the pace of fall or travel picks up, make sure your cameras, smart locks, lighting automation, garage access, and leak sensors are all set for peace of mind. With over 30 years guiding buyers and sellers across Los Angeles, I know that attentive care now pays off in both enjoyment and long-term property value. Service, experience, and integrity always deliver results.

Proposition 37: 17% Second Mortgage
Proposition 37 is making headlines as it proposes a state-backed second mortgage for certain newly built California homes, specifically designed for buyers who can put down at least 3% upfront. This measure could cover up to 17% of the purchase price, so when combined with the buyer’s initial funds, it brings the total down payment to 20%, with the primary mortgage filling in the rest. The state may issue up to $25 billion in revenue bonds for this program, with participating homeowners’ loan payments repaying investors and sustaining the initiative. For many California families—especially Latino households, who often feel the pinch of higher housing costs—the biggest hurdle isn’t the monthly payment, but saving enough for that first step in. On November 3, 2026, voters will decide if this innovative, loan-based solution for qualifying new homes deserves a broader rollout. With over three decades helping buyers overcome barriers to homeownership, I know how critical that first 20% can be. Making homeownership accessible—one policy and one family at a time—is how we build stronger communities.
