The popularity of ADUs is growing, and the city of Portland is streamlining the permit process and reducing the system development charges for them. That leaves the question of how to pay for them.

There are several options. If you have enough equity in your home, you can go with a refi or a home equity loan. For those that do not, there are options that allow you to finance based on the future value with the ADU. These options can also be used if you would like to purchase a home and build an ADU..

It’s true that no two loans are the same. In fact, some can be extra satisfying.

Loans for people who have been self employed for less than two years can be difficult and the terms are often less than ideal. In this case, the borrower had been self employed for less than one year. With over 50 lenders and some serious shopping, I was able to come up with a solution that exceeded everyone’s expectations with an asset-based loan.

Qualifying for asset-based loans is not based on income, so taxes and an earning history are not required. The borrower does not need to be retired, and withdrawals do not need to be taken. The best part is that rates are very competitive.

It pays to work with someone who will put in the work to find an optimal solution.

The Federal Housing Finance Agency has rolled back plans to charge more for loans where the borrower has a debt to income ratio. This is a big deal to me. I was dreading having to tell clients struggling with affordability that their loans would be more expensive because they are struggling with affordably.

FHA mortgages just got a price cut. Beginning March 20, mortgage insurance premiums will be lower on most FHA loans, making payments more affordable and qualifying easier. There is a huge change coming regarding how the three major credit bureaus score medical collection accounts. This was one of the most unfair aspects of credit reporting and caused credit to be more expensive for millions of Americans.

As a loan officer, this will allow me to get many of my clients into better loans at better rates. It's also a big deal for Realtors as fewer buyers will need FHA loans and the better rates will help expand the purchasing power of their buyers.
