As tax filing deadlines approach, I want to share some valuable information about mortgage-related tax benefits that could save you money this tax season.
Mortgage Interest Deduction
For loans originated after December 15, 2017, you can deduct interest on up to $750,000 of mortgage debt ($375,000 if married filing separately). Your Form 1098 from your lender shows the interest you paid last year.
For example, if you paid $12,000 in mortgage interest and you're in the 22% tax bracket, this deduction could potentially save you $2,640 on your federal taxes.
Property Tax Deduction
Property taxes can be deductible when you itemize, but remember there's a $10,000 cap on state and local tax (SALT) deductions. Your property tax payments typically appear on your mortgage statement if paid through escrow.
Mortgage Points Deduction
Points paid to lower your interest rate may be tax-deductible:
Points for a primary residence purchase are typically fully deductible in the year paid.
Points for refinancing must generally be deducted over the life of the loan.
Home Equity Loan Interest
Interest is only deductible if the loan was used specifically for buying, building, or substantially improving the home securing the loan. Using funds for other purposes (education, debt consolidation) makes the interest non-deductible.
Energy-Efficient Home Improvement Credits
Don't overlook potential tax credits for energy-efficient improvements like windows, doors, insulation, and certain heating and cooling systems.
