Realtors — Meta ads do not have to be intimidating.
They also don’t have to be expensive, overly complicated, or only useful if you’re spending thousands per month.

When used right, Facebook and Instagram ads can help you build local visibility, promote listings, support open houses, generate buyer/seller opportunities, and turn the content you’re already creating into more exposure.

Imagine walking into a listing appointment and being able to say:

“I don’t just list your home and hope people see it. I can help put your property in front of thousands of local people every single week.”

That changes the conversation.

Investor property with an ADU?

This could make a big difference.

Some DSCR loan options may allow income from a permitted ADU to be counted in the rental income calculation.

Why does that matter?

Let’s say you’re looking at a duplex with a permitted ADU. Instead of only using the two main units for rental income, the ADU may be able to count as a third income stream.

That can potentially strengthen the DSCR and help a deal work that may not fit with a more standard approach.

A few key things matter:

• The ADU needs to be permitted and legally zoned
• Rental income may need to be supported by a market rent survey / 1007
• Purchase and refinance scenarios may require different documentation
• The appraisal needs to support the value and use of the ADU

This could be a helpful option for investors looking at duplexes, small multifamily properties, or investment properties with legal ADU income potential.

A lot of buyers assume the only thing that matters is the interest rate. In reality… the best mortgage strategy often comes down to what helps your specific situation the most.

Sometimes that’s lowering the monthly payment early on.
Sometimes it’s reducing upfront cash needed at closing.
Sometimes it’s a completely different loan structure altogether.

One of the biggest advantages of working with a mortgage broker is having access to multiple lenders, programs, and incentives instead of forcing every buyer into the same solution.

That’s why I’m always paying attention to what different lenders are rolling out and helping buyers structure a plan that actually fits their goals.
