Big housing news yesterday.

Trump announced plans to have Fannie Mae and Freddie Mac buy $200B in mortgage-backed securities to try to push mortgage rates lower.

Here's what this could mean:

• The goal is to increase demand for mortgage bonds so their prices rise and mortgage rates fall, which could reduce borrowing costs.

• This kind of intervention echoes actions taken by the Federal Reserve during the pandemic, though at a much smaller scale.

• Experts say the move might lower rates modestly (perhaps ~0.1–0.5 percentage points), but won’t solve the underlying housing supply shortage facing the market.

Big headline, lots of debate, and we’ll have to see how much of this actually shows up in real mortgage rates.
