🚫 What NOT to Do After Getting Pre-Approved for a Mortgage
Getting pre-approved is a big first step — but your loan isn’t locked in just yet. To protect your approval (and avoid delays), make sure you don’t do any of the following:
❌ Don’t open new credit cards or loans
Even if it’s “just” a store card — it affects your credit score and debt ratios.
❌ Don’t buy a new car or make major purchases.
Large expenses or new monthly payments can hurt your approval chances.
❌ Don’t switch or quit your job
Lenders want to see income stability. Even a promotion could require re-verification and slow down the process.
❌ Don’t max out your credit cards
High utilization = lower credit score = potential issues with your loan.
❌ Don’t deposit large, unexplained cash amounts
Lenders need to source all large deposits. Keep things clean and traceable.
✅ DO keep things steady, communicate with your mortgage pro, and ask questions if you’re unsure.
