Some of the biggest buyer mistakes I’ve seen over the years have nothing to do with the house itself. 👀
Things like:
🏠 Switching jobs during the mortgage process
💳 Making a large purchase
💰 Taking on new debt
📄 Opening new credit accounts
Even if you’re pre-approved, changes like these can affect your loan and potentially your ability to qualify.
My best advice? Once you’re under contract, keep things as steady as possible and talk to us before making any big financial moves.
A quick conversation can save you a lot of headaches later.

Just because you’re approved for a certain amount doesn’t mean you should spend it.
One of the biggest conversations I have with buyers isn’t about how much they can afford—it’s about what they’ll actually feel comfortable paying every month.
Your mortgage payment shouldn’t keep you up at night or prevent you from enjoying life after you get the keys. I’d much rather see you buy a home that fits your budget and still leaves room for vacations, date nights, emergencies, and everything else that matters.
At the end of the day, the right home isn’t about maxing out your approval amount—it’s about finding a monthly payment that works for you.
That’s the goal.

Every once in a while, everything just falls into place.

Online mortgage calculators are great... until they aren’t.
They can give you a rough estimate, but they don’t know your financial situation, your loan options, or the details of the home you’re looking at.

Buying a home is exciting... opening that first property tax bill can be a little less exciting. 😅
One thing I always try to prepare buyers for is that property taxes can change after you purchase a home, which means your monthly mortgage payment could change too.
That doesn’t mean something went wrong—it just means it’s important to look beyond today’s payment and plan for what’s likely down the road.
