Here are some quick tips to prevent your pipes from freezing. Courtesy of your "Smarta$$" Farmers Agent.

1. Let the faucet drip
Yeah, just let it drip. It’s not complicated. If the idea of a tiny stream of water confuses you, maybe winter isn’t your season.

2. Open the cabinets
Open the cabinet doors so warm air can get in. If you’re the kind of person who forgets this step, congratulations—you’ve chosen violence against your own plumbing.

3. Keep the thermostat steady
Don’t touch the thermostat. Don’t get cute. Don’t think you’re going to ‘save money.’ You’re not. You’re going to create an indoor ice sculpture you didn’t ask for.

4. Insulate the pipes
Wrap the pipes. Foam sleeves, heat tape—whatever. If you’re standing there staring at a bare pipe like it’s going to insulate itself, that’s on you.

5. Seal the drafts
If cold air is blowing in, fix it. Caulk it, tape it, plug it—just do something. If you can feel a breeze, your pipes are basically screaming.

6. Close the garage
Shut the garage door. This isn’t a philosophical debate. If your pipes run through the garage and you leave it open, that’s a choice. A bad one.

Fall Homeowners Tips from your Friendly Neighborhood Farmers Agent.

1. Clean Gutters and Downspouts
• Why: Clogged gutters can cause water to back up under shingles or overflow and pool near the foundation, leading to roof leaks, ice dams, or basement flooding.
• Preventative Action: Clear out all leaves, twigs, and debris. Make sure downspouts direct water away from the home’s foundation.

• Why: Missing or damaged shingles can lead to leaks during rain or snow, which may cause water damage — a common insurance claim.
• Preventative Action: Have your roof professionally inspected or check it yourself for damage. Replace any damaged shingles and seal flashing around chimneys and vents.

3. Check and Maintain Heating Systems
• Why: A faulty furnace or space heater can cause fires or carbon monoxide leaks — both major insurance risks.
• Preventative Action: Have your HVAC or furnace professionally inspected and serviced. Replace filters and test carbon monoxide detectors.

Review Your Policy!!!

Make sure your homeowners policy is up to date, especially if you’ve done renovations or purchased expensive items. Check that you have enough coverage for things like sewer backup or sump pump failure, which are often excluded from standard policies.
