Write-offs are great for taxes, but terrible for traditional mortgages. Stop letting your tax returns cost you the properties you love! There are specialized programs designed specifically for business owners and investors:

Bank Statement Program: Qualify using 12 to 24 months of actual business deposits, not your net income reported to the IRS.

Investor Program: Qualify based on the rental income generated by the property itselfβ€”no personal income verification required. If the deal makes sense, it closes. Simple as that.

For years, sellers held all the cards. Multiple offers, waived contingencies, and no room to negotiate.

This week's data from Redfin shows active inventory up 3.7% year over year, with sellers pulling back even as buyer demand softens slightly.

Rates hit 6.71%, close to the highest point of 2026.

I know that number can feel discouraging if you've been waiting to buy or refinance.
But here's something most people don't realize: the Fed didn't move rates this week.

Redfin's economists said it plainly, White House policy is the biggest driver of mortgage rates right now, more than anything the Fed is doing.

There are 1.5 MILLION homes for sale across the country.

That's one of the highest levels since before the pandemic, and it means today's buyers have options, leverage, and time to negotiate.

I've seen clients this spring get seller-paid closing costs, rate buydowns, and repair credits, things that were basically impossible in 2021 or 2022.
