June is National Homeownership Month🏡

Homeownership is more than a milestone. It’s where life happens, memories are made, and roots are planted.

Whether you’re already a homeowner or hoping to become one someday, June is a great reminder of the value and opportunity that homeownership can bring.

If buying a home is one of your goals, I’d be happy to help you explore your options and answer your questions.

Most people don’t realize there are strategies that can completely change the way they think about homeownership.

House hacking is one of them. Living in one unit while the rental income from the others helps cover your housing costs can be a huge opportunity for the right buyer. It’s one of the reasons so many people are looking at duplexes, triplexes, and 4-plexes differently today.

If you’ve ever wondered how something like this could work for you, send me a message and let’s talk through your options.🏡✨

Worried your home sale will trigger the WA Millionaires’ Tax? It won’t.

Real estate is explicitly excluded from this new 9.9% tax on high earners. The tax doesn’t even take effect until January 1, 2028, so you have time to understand how it works.

Questions about how this impacts your situation? Give me a call! I’m here to help.🏡

Still feeling incredibly grateful looking back at all the families and clients I had the opportunity to help in April. Every closing represents a different story, a different goal, and a huge life moment that I never take for granted. Thank you to every client and partner who trusted me to be part of the process. It truly means a lot.

And if you’re thinking about buying a home soon, don’t assume you need everything perfectly figured out before starting. Asking questions early and understanding your options can make a bigger difference than most people realize. I’m always happy to help guide you through it.🏡✨

I love you!

May 1 brought good news for veterans!🇺🇸

The VA revised two Minimum Property Requirements to help make the homebuying process smoother for veteran buyers.

These updates are designed to reduce unnecessary repair delays and make it easier for veterans to use their VA loan benefits with more confidence throughout the transaction process.

If you have questions about how these changes could impact a current or future purchase, I’m here to help guide you through it. Call me today.

A lot of people talk about taxes like it’s just one number — usually income tax or property tax. But the real tax burden is much bigger than that. It includes sales tax, gas tax, insurance costs, fees, wages, housing, healthcare access, and what you actually get back from where you live.

Some people leave places like Washington because they feel property taxes are too high. But moving somewhere “cheaper” can also mean lower wages, fewer public services, weaker schools, less healthcare access, longer commutes, or fewer opportunities.

Washington isn’t perfect, but it’s also one of the most beautiful places in the country. We have incredible public libraries, parks, hospitals, roads, schools, universities, and communities full of good people. Those things don’t just appear out of nowhere.

This graph isn’t about saying taxes are good or bad. It’s just a reminder to look at the full picture before deciding what a place truly costs — and what it’s worth.
