There are 3 channels to use when shopping for a Home Loan / Mortgage:

1. Banks - Slow, less knowledgable, not their specialty, not the best rates
2. Lenders - Quick, knowlegable, Definately not the best rates
3. Mortgage Brokers - Quick, Very knowledgable, Best Rates

This is why I chose to become a Mortgage Broker 17 years ago. I own the company, control overhead, and can give the best interest rates in the business.
