Very excited to be adding this rehab to the Buffalo Renaissance Properties portfolio! Officially closed yesterday on 87 Tacoma, Buffalo NY which we will be rehabbing and retaining 2 new North Buffalo rental units which should be available this fall. Thank you to my colleague Nina Jack at HUNT Real Estate Corporation on getting this across the finish line!

Purchase price: $185,000. This will entail just over $115,000 in rehab and the acquisition and rehab will be funded by our primary investor partners located outside of Buffalo. Similar to most of our rehabs, this rehab represents non-Buffalo capital raised into Buffalo to help to add value and appreciation into our community, something we are very proud of as a company!

Very excited to announce as of yesterday, we officially closed on our next renovation at 101 Brantwood in Snyder!

3 years almost to the day, Buffalo Renaissance Properties was born with this first purchase of commercial real estate between my partner Joe and I. Together we tackled this beast and it’s 16 tenants to launch our distressed real estate renovation company. Happy to report that this month we sold this for $420,000 and will use the proceeds to literally put right back into another Buffalo project. “Moving up the rungs of the ladder” is essential as a developer. Always be aware that sometimes you need to start with the less sexy properties that are tougher to manage but can still be lucrative and then slowly improve the portfolio over time. We now aim towards a larger commercial project that can serve as sustainable steady income and a portfolio “centerpiece” that will help offset the high return but riskier projects elsewhere. Stay tuned!!
